Screened, signed, moved in, and documented. You pay 25% of one month’s rent, and I manage from there.
Common questions
Before you send the address
Do I pay anything while the home is vacant?
No. Management is 9% of rent collected. No rent, no management fee. There’s no base fee and no onboarding fee.
Are there any other fees?
Lease renewals are $200. Future tenant placements after the first are at the standard 75% of one month’s rent. That’s the whole list.
What if you can’t find a qualified tenant?
You don’t pay the placement fee until a screened tenant has signed the lease. No tenant, no placement fee.
Do I have to sign anything before you give me the rent estimate?
No. The rent estimate and the call are free, with no agreement. You only sign if you decide to move forward.
Is the home listed on the MLS?
Not by default. The 25% special covers direct marketing on the major rental sites, which is where most Fort Worth tenants search. If you want the MLS as well, I can list it, but if an agent brings the tenant, the owner pays that agent an additional 25% of one month’s rent.
What happens after November 30?
The fall special ends and placement returns to 75% for new clients. If you’ve signed a 12-month agreement by then, your 25% rate is locked in for your first placement.
What’s included in the 12-month agreement?
Full-service management: marketing, showings, screening, lease, move-in inspection, rent collection, 24/7 maintenance response, inspections, monthly statements, and your year-end 1099. I’ll walk through the agreement line by line on our call.
